September arrives this week, but San Diego isn't ready to say goodbye to summer just yet.

Labor Day weekend brings one of the busiest calendars of the season. The Padres return to Petco Park Friday for a marquee three-game series against the New York Yankees, SDSU football opens its season Saturday night at Snapdragon Stadium, USD football kicks off at Torero Stadium, San Diego FC travels to Orlando, and the Wave head north for a Sunday-night matchup against Seattle.

Away from sports, San Diego is considering a major long-term housing plan that could dramatically increase the number of homes allowed across several Mid-City neighborhoods. The Poinsettia Bowl is officially returning after a decade-long absence, mortgage rates remain near 6.7%, and Goop Kitchen is opening its first-ever full dine-in restaurant right here in San Diego.

The weather also looks much more comfortable after the recent heat, giving us plenty of reasons to get outside for one more big summer weekend.

One of San Diego's biggest long-range housing proposals is beginning to take shape.

The City has released the first draft of an updated Mid-City Communities Plan covering areas including City Heights, Normal Heights, Kensington-Talmadge, and the Eastern Area communities.

The proposal could eventually increase housing capacity from roughly 53,500 homes to about 95,500 homes over the next 30 years.

Much of the additional density would be concentrated around major transportation and commercial corridors including El Cajon Boulevard, University Avenue, Fairmount Avenue, and Federal Boulevard.

The proposal remains a draft, and the City is collecting public feedback before releasing another version.

Why it matters: San Diego's housing shortage isn't going away quickly. Allowing more apartments and mixed-use development along major transportation corridors could reshape Mid-City while creating thousands of additional housing opportunities.

A San Diego sports tradition is officially returning.

The SDCCU Poinsettia Bowl will return December 23 at Snapdragon Stadium, marking the first time the game has been played since 2016.

Kickoff is scheduled for 4:30 PM, with the game airing nationally on The CW.

The revived bowl will feature a Pac-12 team against an opponent from the ACC, Big Ten, or Big 12.

That means San Diego will host two major postseason college football games within days of each other: the Poinsettia Bowl on December 23 and the Holiday Bowl later in the month.

Why it matters: Bowl games bring visiting fans, hotel stays, restaurant spending, national television exposure, and another major event to San Diego during the winter tourism season.

Homebuyers aren't getting the major interest-rate drop they've been hoping for yet, but rates remain relatively stable heading into September.

The positive news is that more homes are reaching the market nationally, price growth has slowed in many areas, and buyers generally have more time to compare properties than they did during the buying frenzy earlier this decade.

Why it matters: Even small changes in mortgage rates can have a noticeable effect on the monthly payment of a San Diego-priced home.

San Diego gets another high-profile restaurant opening this week.

Goop Kitchen opens Monday, August 31 at One Paseo, marking the wellness-focused brand's first full-service dine-in restaurant.

The concept originally launched as a delivery and takeout business.

The new San Diego location features approximately 92 seats with indoor and patio dining and a menu built around health-conscious versions of familiar dishes.

Expect bowls, salads, pizzas, fresh proteins, and drinks alongside several menu items created specifically for the new restaurant.

At 6.66%, financing a home is considerably more expensive than it was several years ago, especially when the purchase price approaches $1 million.

But today's buyers generally have more time.

Properties that need work, have high HOA fees, or enter the market priced too aggressively can sit longer, creating negotiating opportunities.

Turnkey single-family homes in desirable neighborhoods remain a different story and can still attract significant interest.

Buyer's Tip: September can create opportunities. Watch homes that have been on the market several weeks or already received a price reduction.

Seller's Tip: Today's buyers are selective. Condition, presentation, and realistic pricing matter more than they did several years ago.

This week's good news is a San Diego comeback story.

After disappearing from the college football calendar for a decade, the Poinsettia Bowl is officially returning.

The game was a December tradition in San Diego from 2005 through 2016 and brought college football fans from around the country to the region during the holiday season.

Now it's coming back.

The game returns December 23 at Snapdragon Stadium, followed only days later by the Holiday Bowl.

That means more visitors.

More hotel stays.

More restaurant business.

More national exposure.

And another San Diego tradition gets a second life.

That's a pretty good win for the city.

Local Tip: Arrive before lunch on Saturday or Sunday. Parking becomes significantly more difficult later in the afternoon on holiday weekends.
