The biggest story is happening at Petco Park: the Padres have secured home-field advantage in the National League Wild Card Series and will host the Chicago Cubs beginning Tuesday.

Away from baseball, mortgage rates have crossed 7% again, San Diego's innovation economy has another major biotech milestone, local animal shelters are dealing with record overcrowding, and coastal communities are watching elevated tides and hurricane-generated surf.

Then comes the weekend.

La Mesa Oktoberfest fills downtown La Mesa for three days, Pacific BeachFest takes over the boardwalk Saturday, Balboa Park hosts a major Diwali celebration, SDSU football returns to Snapdragon Stadium, USD football comes home, and the Wave play Friday night in Orlando.

San Diego doesn't have to travel for the first round of the playoffs.

The Padres have secured the National League's No. 4 seed, giving San Diego home-field advantage for its Wild Card Series against the Chicago Cubs.

The best-of-three series begins Tuesday at Petco Park.

Game 2 follows Wednesday.

If necessary, Game 3 will be played Thursday.

All three games are in San Diego.

The winner advances to face the Milwaukee Brewers in the National League Division Series beginning Saturday.

And there's some history involved.

The Padres have now reached the postseason three consecutive seasons for the first time in franchise history.

Why it matters: Beyond baseball, postseason games provide another economic boost for East Village and downtown businesses. Restaurants, bars, hotels, parking operators, transportation services and retailers all benefit when Petco Park stays busy into October.

🏡 Mortgage Rates Cross 7% Again

The fall housing market just became a little more difficult for buyers.

The latest average 30-year fixed mortgage rate is 7.03%.

That's up from:

6.95% one week earlier.

And 6.76% two weeks earlier.

For a San Diego buyer financing hundreds of thousands of dollars, that movement matters.

Higher rates don't necessarily mean home prices will immediately fall. San Diego continues to have relatively constrained inventory, particularly for desirable single-family homes.

But rates above 7% reduce purchasing power and can push more potential buyers to the sidelines.

Why it matters: San Diego buyers are now dealing with two affordability challenges simultaneously — some of America's highest home prices and borrowing costs that have moved higher for several consecutive weeks.

💊 San Diego Biotech Produces Another Major IPO

San Diego's life-sciences sector has another big milestone.

ADARx Pharmaceuticals announced a $446.3 million initial public offering.

It's another reminder that biotechnology remains one of the pillars of San Diego's innovation economy alongside defense, wireless technology, artificial intelligence, medical devices and research.

The region's concentration of research institutions, biotech companies, venture capital and experienced scientific talent continues attracting companies and investment.

Why it matters: Large biotech financings can translate into research investment, high-paying jobs, laboratory expansion and additional economic activity throughout San Diego's life-sciences cluster.

🐶 San Diego Animal Shelters Are Overflowing

Here's one local story that deserves more attention.

The San Diego Humane Society reported 766 adult dogs in its care in August, up from 690 a year earlier and pushing shelter operations well above normal capacity.

The causes are complicated.

Rising veterinary costs.

Housing affordability.

Pet restrictions in rental housing.

Owners moving.

And families experiencing financial difficulties.

Adoptions have increased, but not enough to keep pace with the number of animals entering shelters.

Residents who can't adopt can still help through fostering, volunteering and programs such as Dog Day Out.

Why it matters: San Diego's high cost of living doesn't affect only people. Housing and financial pressure increasingly influence whether families can keep their pets.

🌊 San Diego's Coast Faces Another Test

San Diego's beaches are getting a preview of what could become an important story this winter.

Hurricane-generated swells combined with elevated astronomical tides are increasing concerns about coastal flooding and erosion along portions of Southern California's coastline.

San Diego crews have also begun constructing seasonal sand berms along city beaches and Mission Bay.

The barriers are designed to absorb wave energy and provide additional protection from high tides, flooding and erosion.
